Living in Prague is getting painfully expensive – and the numbers prove it.

New data from consulting firm Deloitte paints a stark picture: in Q2 2025, renting a standard 70 square meter (sqm) apartment now costs over CZK 30,000 per month. Just three years ago, that same apartment would have set you back well under CZK 24,000.

Buying is no better. Deloitte shows that in Prague 2, home to Vinohrady, a 70 sqm flat now goes for CZK 16.7 million. Three years ago? Nearly CZK 3 million less – with some change left over. Limited supply and exploding demand are driving the surge, leaving both renters and buyers scrambling to keep up.
